Greenwich Street Capital (“GSC”) is an owner, operator, and manager of small bay industrial and flex storage properties. We invest in assets with strong underlying fundamentals and acquire them below replacement cost, targeting high-growth markets defined by favorable demographics and a high quality of life.

We believe long-term performance begins with selecting the right markets and asset classes – those positioned to benefit from economic and demographic tailwinds. From there, we drive outsized value of assets through strategic repositioning, hands-on management, and institutional execution.

Our principals have collectively invested in and managed nearly $4 billion of commercial real estate. With experience at leading public and private investment firms, we bring institutional expertise, deep market insight, and a proven track record.

Small Bay Industrial and Flex Storage

‘Small Bay’ and ‘Flex Storage’ properties sit at the intersection of self storage and traditional industrial properties. This subsector consists of multi-tenant business and industrial parks with units ranging in size from 500 – 10,000 SF, each with at least one roll-up door and a majority of the space utilized as warehouse. Other amenities can include private office and restrooms, outside storage, community club house, dump and wash stations, and dock doors.

Leasing demand comes from a diverse range of local and regional tenants including small businesses, contractors, service providers, light manufacturers, and private individuals.

Flex Storage

  • 50+ unit properties

  • Units 500-2,000 SF

  • No office buildout

  • Minimal TIs

  • Roll-up door, in-unit heaters and electricity, shared restrooms

  • Tenants include RV/boat

  • & car storage, private collectors and man caves, and local businesses, contractors, and vendors

  • Typical lease terms of 6 - 12 months
